Step back in time to enjoy the warmth and charm of an authentic Homestead with all the modern amenities.  The Rose Bay Homestead is 32 acres of forest and fields on the Atlantic Ocean.  The Farmhouse is fully furnished with 4 Bedrooms and 1.5 Bathrooms.  It sleeps 9 (or 13 including the sofa beds). You can wander back behind the house through the fields to discover forested trails, or walk from the front of the house across the road, where another field takes you down to a sheltered cove, perfect for canoeing, tide-pooling, or watching the sunset from the Boathouse deck.  ‘Ideal for a large family, or multiple families who love nature and outdoor fun. It’s a 5 minute drive to two of the best beaches in NS:  Hirtle’s Beach and Kingsburg Beach, and 3 min to the Rose Bay General Store and Café. It’s a 15 min drive to historic Lunenburg, the UNESCO World Heritage Site with restaurants and shopping, and only a 1 1/2 hour drive from the Halifax International Airport.  How perfect!


The Farmhouse:

This 150 year-old Farmhouse is in good condition and has just undergone a facelift, inside and out, with fresh paint, carpet and furniture. Facing the ocean, the house comfortably sleeps 9 people (13 including the sofa beds). Upstairs offers 3 bedrooms: 2 rooms each have a queen bed, dresser and sitting area, 1 smaller room has a double bed, dresser, and closet. There’s a full bathroom located upstairs with a bay window, double sink vanity, tub and shower combination (with whirlpool option).  On the main floor, a long 4th bedroom doubles as a den, sleeping 5 with a bunk bed (single over double) and a sofa that pulls out into a double bed.  The den also offers a flat screen TV, DVD, Blu-Ray and VCR (Netflix and a large Blu-Ray, DVD and VHS collection included).  The living room, dining room, and kitchen follow an open concept floor plan.  The living room also has a sofa that pulls out into a double bed, an oak table, a sound system that hooks into a computer or iPod, a quality library, kids’ toys and books, and an ocean view. The dining room seats 14, with a server cabinet and a china cabinet at either end, and French doors opening onto the back deck. The sunny, south-facing deck runs the length of the house at the back. It is equipped with a BBQ, table and chairs for outdoor dining.  The kitchen is fully equipped for those who love to cook.  Household appliances include: full fridge and extra half fridge, chest freezer, microwave, electric stove and oven, dishwasher, coffee makers of every style, kettle, toaster, blender, handheld mixer, washing machine and drier, iron and ironing board, and 2 vacuum cleaners. The laundry nook is off the kitchen hall and contains a half bathroom (toilet and sink).  Linens and towels are provided but guests should bring their own beach towels and plastic mattress covers if desired.  A clothesline is located in the backyard for drying beach towels and bathing suits.  Heating in fall and winter is provided by an oil furnace with forced air throughout the house; electric baseboard heaters are located in top floor rooms to boost the heat, making it a cozy vacation rental year-round. There is WiFi throughout the house and a compact office work station with a printer, scanner, and copier in the den.


The Barn:

The Barn is available for storing bikes (rentals obtainable in Lunenburg) or on rainy days there is an arts and crafts centre for kids of all ages (art supplies are provided for use).  Note that the Barn does not have electricity or plumbing.


The Boathouse and Canoe:

On the water’s edge, the old Boathouse has a small deck with chairs to enjoy a view of the water, as well as a fire circle for bonfires by the rocky beach. The Boathouse has a locking door and is available for storing your own kayaks or canoes, or there is an option to rent our canoe, paddles, and life jackets for an additional fee of $50 per week with a signed waiver. Canoes and Kayaks may also be rented in Lunenburg.


The Property:

Behind the house, a lovely trail leads deep into the forest to a blind (tree house) for wildlife viewing (use at your own risk). The property backs onto the Lower LaHave Commons, a forested conservation area, which affords a great expanse of contiguous habitat for wildlife like deer, fox, coyote, porcupine, snowshoe hare, and a diversity of birdlife. We restored the old Mossman homestead to one piece by purchasing two separate parcels of land divided by Kingsburg Road (the farm and the ocean lot).  Original farmsteads with acreage, deep forest, water views and ocean access are becoming difficult to find – and ours is less than fifteen minutes from historic Lunenburg!  Our goal is to provide an opportunity for families to relax, reconnect with nature and with each other during a summer of fun that will last a lifetime in memory.


Rental Fees, Terms and Conditions:

Only available for weekly rentals during peak season June through August. Weekly rental $1700 CAND. Ideal for large groups. Rentals are from Saturday to Saturday. Two weeks currently still available include: June 30-July 7; and Aug 25-Sept 29 and beyond (everything else in June, July, and Aug has been booked). After Sept 8, minimum rental is 3 nights.

Rentals are Saturday to Saturday. Check-In is 4:00 PM on Saturday; Check-Out is 10:00 AM on Saturday (We have to clean and ready the house for our next guests arriving on the same day, so punctual checkouts are required and greatly appreciated.)

Peak Season: July and August 2018 = $1,700 / Week plus 15% HST and $100 cleaning fee

Off-Peak Season: Sept – June 2018 = $1,200 / Week plus 15% HST and $100 cleaning fee

10% discount for booking 3 or more contiguous weeks.

Weekly Vacation Rentals are Saturday to Saturday (except by arrangement during off peak periods).

The minimum stay from June through September is one week, and any additional time will be in increments of one full week.

The minimum stay from October through May is 3 days, at $275/night plus 15% HST plus $100 cleaning fee.

A maximum of 9 people permitted for the regular price.  Up to 4 additional guests at $15./guest/night to a maximum of 13 people total.

Pets are subject to property owner’s discretion and, if accepted, will be $10/night per pet plus HST. There is a $200 Damage Deposit required for pets, which will be returned if there is no damage.

Once again, Check-in time: 4:00 p.m. Check out time: 10:00 a.m. (unless otherwise arranged with property owner and exceptions are made only during off-peak season).

Absolutely No Smoking in the house.  Guests who smoke indoors will be subject to an additional cleaning fee of $200. plus HST and will not be welcomed back.

All rates are quoted in Canadian dollars and are subject to a 15 % HST sales tax.

Tariff is payable by cheque, email transfer, or credit card (VISA / MasterCard / American Express).

Fifty percent (50%) deposit on booking with balance payable one week prior to your stay, as per the Rental Agreement.

Directions:  Exit 11 off Hwy 103, 10 minutes’ drive towards Lunenburg. Turn Right onto 332 to Rose Bay (13 minutes’ drive). Turn Left onto Kingsburg Road and drive 2 minutes (1 km) to 244 Kingsburg Road.
